RECONSTRUCTION OF A COMMERCIAL REAL ESTATE OBJECT AS A DRIVER OF INVESTMENT ATTRACTIVENESS

Abstract. Commercial real estate objects commissioned more than 10-15 years ago are currently experiencing a number of problems: physical and moral wear and tear, changed consumer demands, discrepancy between the previously selected concepts of objects and the current conditions. The situation is aggravated by the acceleration of transformation processes due to the consequences of the coronavirus pandemic, as evidenced by the development dynamics in the retail and office segments of commercial real estate. In this regard, the relevance of identifying the needs of commercial real estate objects in the conceptualization, as well as in predicting the development of the object and its effectiveness after the measures taken increases. Based on the similar experience, the concept serves as a driver for further development of the object: vacancy rate will be reduced, new tenants will be attracted, customer loyalty to the object will be increased. The purpose of the research is to work out and choose the most effective variant of commercial real estate object development, as well as to forecast its development. Objectives: to analyze the investment activity in the segments of the commercial real estate of St. Petersburg; to characterize the object of research; to work out measures for the reconstruction of the object of research; to make the forecast of the object development. Methods: comparison, analysis and synthesis, classification, generalization.

CONTROL AND ECONOMIC ANALYSIS OF KEY INDICATORSOF CONSTRUCTION AND RECONSTRUCTION OF LINEAR FACILITIES THE STRUCTURE OF OOO LUKOIL WEST SIBERIA FACILITIES AS AN EXAMPLE

Abstract. The article is devoted to the topical issues of implementation of the investment program of capital construction and reconstruction of linear objects of the oil and gas
segment of the economy in the analysis of the main technical and economic indicators of the oil and gas enterprise. The role of economic strategy of oil and gas companies with
the purpose of increasing the effectiveness of financial reserves by using additional opportunities and analysis of system risks at the stage of a complete cycle of design and
construction of facilities is presented as of paramount importance. In the article the author defines the concept of planning, short-term and medium-term forecasts of the investment program, which reflects the main directions and objectives of the development of oil and gas enterprise in the planning period. Important questions of reconstruction of
transport highways, a considerable part of which has long ago exceeded their standard service life, are highlighted. Reflected one of the main issues of rational spending and
management of financial reserves through graph-analytical model, combined with a system of control and monitoring of the investment program of oil companies. The main attention in this article is concentrated on a fundamentally new approach of the complex plan-fact analysis by means of the graph-analytical model, on the basis of which concrete
proposals for economic stabilization of the company activity are worked out for the benefit of the company. The article pays attention to the questions of evaluation of the plan of
production with the help of graph-analytical model with the introduction of the coefficient of efficiency of the planned volume development, the coefficient of use of the planned calendar time, the coefficient of production realization. An example of economic evaluation and analysis of production activity by means of the graph-analytical model of a conventional oil and gas producing holding is given in detail. By comparing various technical and economic indicators, the author emphasizes the determination of the degree of involvement of production and technical resources of the enterprise taking into account the ratio between the labor productivity of construction sites and the use of planned calendar
time. The importance of research of financial flows dynamics of the enterprise investment program on the basis of graph-analytical model with an aim of definition of unused opportunities (presence of reserves) which were not taken into account at planning of enterprise activity in the analyzed period has been noted. The conclusion focuses on the
prospects of application of the graph-analytical model in the oil and gas industry with the possibility of adaptation to different industries.

TO THE ISSUE OF RATIONING THE AREA OF LAND PLOTS FOR THE PLACEMENT OF EDUCATIONAL INSTITUTIONS

Abstract. The theoretical and legal aspects of the use of lands of settlements for the placement of social infrastructure are considered in the article. The problem of inconsistency of the size of land plots of children's educational institutions with the actual number of students, which occurs due to the excess of several times the actual number of
students in educational institutions compared with the design values is considered. The revealed violation of the norms of urban planning is the result of the development of new
urban areas without the allocation of land for the placement of social infrastructure. The analysis of security of the population of the municipal formation of Krasnodar with a so
cial infrastructure is resulted, the problem of insufficiency of educational institutions is revealed, on the basis of which the additional areas for building of objects of a social infrastructure for the purpose of creation of the most comfortable city environment, maintenance of steady development of city areas and prevention of infringement of designed number, trained in existing educational institutions is offered to allocate. A brief comparative analysis of the normative parameters of land plots allocated for the construction of social infrastructure in England and Russia is presented.

DIGITAL TRANSFORMATION OF THE ACTIVITIES OF PARTICIPANTS IN THE AGRIFOOD MARKET BASED ON THE SMART CONTRACT

Abstract. The agro-industrial complex plays an important role in the economic and social development of our country. The agricultural sector accounts for about 3.5% of gross domestic product. At the same time, many participants in the agro-food market have faced rising costs of material and labor resources and decreasing profits. As the practice of developed countries shows, the rapid development of digital technology significantly changes the activities of agricultural producers. In order to maintain the efficiency of their activities, agricultural producers are transforming the value chain based on the use of the ecosystem of big data and digital technologies. Therefore, the digital transformation of the agri-food market is becoming increasingly important. The article reviews the state of information  support for trade and procurement operations at the regional agro-food market, identifies the participants of the agro-food market involved in the digital transformation. The authors analyzed the business processes of supply and sale of products, created models of EPC, built a tree of objectives for the development of a digital platform to improve trade and procurement operations on the agro-food market of the region, justified the feasibility and timeliness of the use of technologies and mechanisms of traceability of goods in carrying out trade and procurement operations. As a result, a solution for the digital transformation of the regional agro-food market based on blockchain is proposed, the main effects of digital transformation of the activities of participants in the agro-food market based on the smart contract are identified.

EXTRASCHOLASTIC DISSEMINATION OF AGRICULTURAL KNOWLEDGE IN RUSSIA IN THE PRE-REFORM PERIOD (BEFORE 1861)

Abstract. The article is devoted to a topic that has been little developed to this date, which has an undoubted scientific potential. The author of the work notes the possibility of transferring agricultural knowledge in the absence of any school system. Attention is drawn to the activities of Peter I and Catherine II aimed at the development of agriculture and cattle breeding, which indirectly influenced the dissemination of agricultural knowledge. The role of the Imperial Free Economic Society in the popularization of advanced agricultural experience, scientific approach to agriculture is discussed. The contribution of Russian landowners, who are familiar with the European experience of farming, to the process under consideration is also noted. The author emphasizes that it was the landowners who became the founders of the first agricultural schools in the country. The successful work of the schools was noted in the estates of D. M. Poltoratsky near Kaluga and D. M. Shelekhov near Tver. The article notes a new form of vertical transfer of agricultural knowledge for Russian society – the instructions of landowners to their elders or rulers. The article highlights and summarizes the actions of the state authorities to modernize agricultural production and, as a result, to spread agricultural knowledge. To confirm this thesis, the article notes the activities of model farms and estates.

ORGANIZING AND CONDUCTING A PEDAGOGICAL EXPERIMENT ON PREPARATION OF FUTURE TEACHERS-DEFECTOLOGISTS FOR PROFESSIONAL ACTIVITIES

Abstract. The article is devoted to the preparatory stage of the experiment, which describes the organization of the experimental study to prepare future teachersdefectologists for professional activity. The approaches to the concept of "pedagogical experiment" from the position of different scientists are considered, which allowed to generalize the available interpretations and present its semantic characteristic, which is the most optimal within the framework of the present study. In addition, the author formulated the concept of "preparedness for professional activity of a future teacherdefectologist", which reflects one of the content structures of the study. The purpose and objectives of the pedagogical experiment are marked in the article, the presentation of the pedagogical experiment consisting of three interrelated stages, each of which is described in detail in order to most accurately represent this study. The scheme of the experiment for its visual perception is given. In addition, there is a description of the entrance testing, according to the results of which the choice of the experimental and control groups for further pedagogical experiment was carried out, as well as the results of calculations which allowed to determine the homogeneity of the selected groups and the correctness of the sample using Student's t-criterion with detailed calculations and formulas. The author outlines the prospect of further research as a final idea.

THE FEASIBILITY OF IMPROVING TEACHERS' COMPETENCE IN DISTANCE LEARNING FOR GIFTED CHILDREN

Abstract. The article considers the aspects of improving the competence of teachers in the field of distance learning for gifted children. The relevance of this work is due to the improvement and availability of modern information and communication technologies (ICT), the introduction of the standard "Teacher", according to which the teacher must be competent in digital technology, be able to form ICT-related skills in students, as well as the COVID-19 pandemic, due to which the demand for electronic communication tools in educational institutions has increased manifold. The paper reveals the signs of giftedness and shows the possibilities of using ICT to work with gifted children, the pedagogical principles applicable to the distance learning model for such children. The stages of developing a course of distance learning with gifted children are shown. The results of a questionnaire survey of the teaching staff of the State Educational Institution Secondary School № 45 named after V. I. Sokolov Sevastopol on the subject of lessons for gifted children, the forms of such lessons and teachers' needs for improving their competence in the field of distance learning for gifted students are presented. Based on the questionnaire, the authors distributed the age groups of the teaching staff depending on the form of conducting educational activities: face-to-face, distance or full-distance. The stages and essence of ICT competency development courses for teachers with the aim of introducing mixed and distance forms of teaching gifted children into the educational process are presented.

THE INFLUENCE OF DISTANCE LEARNING ON THE MOTIVATION AND ATTITUDE OF SCHOOLCHILDREN TO PHYSICAL EDUCATION CLASSES

Abstract. The article deals with the improvement of the organization of the educational process in physical education in order to maintain the physical potential of the younger generation on a par with the preservation of motor activity in the conditions of the pandemic. The aim of the research is to analyze the influence of the distance form of education on the motivation and interest of high school students to the lessons of physical culture. In the course of the study the attitudes of high school students to the innovations in the field of physical education, their assessment of the possibility of implementing quality distance learning in the framework of distance education in physical education were determined. The respondents were asked 10 questions. The study was conducted in the form of a questionnaire, using the electronic system "Google Forms". Seventy people studying in secondary schools in Moscow participated in it. Respondents - high school students, different genders. The results of the study were processed using methods of statistical analysis, the information obtained was converted into bar and pie charts for a more visual presentation of the data. Particular attention is paid to the importance and necessity of distance physical education during restrictive measures. The study shows that a revision of the approach to distance learning is necessary because some students never got into a regular rhythm after restrictive measures were lifted and stopped attending classes regularly. The article concludes with practical recommendations for distance learning to increase the motivation and interest of high school students in physical education classes.

ON THE POSSIBILITIES OF ORGANIZING EDUCATIONAL WORK IN THE TEACHING OF NATURAL SCIENCE DISCIPLINES (ON THE EXAMPLE OF THE DISCIPLINE "PHYSICS")

Abstract. Educational work in higher education becomes one of the priority tasks of higher education according to the amendments made to the Federal Law "On Education in the Russian Federation" on the education of students" from 31.07.2020 (304-FZ). In the system of higher professional education personal education takes place both directly during all types of classes - in the process of interaction of the teacher with students, in- dividually or in a team, and during extracurricular activities, including professional ones. An understanding of the social significance of one's area of professional activity, the prospects for the development of the professional field, the history of major achievements in it, the knowledge of examples of creative biographies and discoveries is formed. It is especially important for students in the natural sciences to know the scientific national history, to form a sense of belonging to the discoveries of Russian science, to realize the need to preserve natural resources and health of the Russian Federation for the further economic development of the state. Ensuring compliance with the requirements of 304-FZ on the inclusion of educational work in the basic vocational educational programs of higher education bachelor's and specialist's levels can be realized by creating and implementing in the educational process of the working program of education, creating a calendar plan of educational work and following it, as well as changing the existing working program disciplines to include topics in accordance with the educational objectives. The possibility of implementing educational tasks within the framework of the civicpatriotic, environmental, professional-labor and professionally-oriented areas of educational work in the study of subjects of natural sciences on the example of the discipline "Physics" are considered in the work. This approach can also be applied to teaching chemistry, biology, geography, geology, etc.

PEDAGOGICAL CONDITIONS FOR FORMING COMPETENCE OF DETERMINING PESTICIDE CONTENT IN AGRICULTURAL PRODUCTS

Abstract. Control of pesticide content in agricultural products is now an urgent need, as evidenced by statistical data on the number, types and most widely used pesticides; regulatory documents governing the circulation of pesticides in agriculture; consumer demand for high quality safe products; environmental studies. Accordingly, the agroindustrial complex needs qualified specialists capable of reliable identification of a diverse group of substances related to pesticides in various research objects. Analysis of information sources showed that there is no systematic work to develop competence in determining the content of pesticides in products and other objects of the agrosphere. However, at present this competence is based on a very voluminous content, including: knowledge of properties of a rapidly growing list of chemical substances - pesticides; knowledge of various analytical methods to determine the quantitative content of these substances in various types of agricultural raw materials, products and objects of agrosphere; ability to perform sampling, sample preparation, conducting measurements on devices, interpret the results of determination. To form students' competence in determining pesticide residues in agricultural products the following types of pedagogical conditions, which have been successfully tested at the Russian State Agrarian University MSKHA named after K.A. Timiryazev, have been identified: motivational-valuable, cognitive, activity, logistical.
